Construits en 1995 et con\u00e7us par Paul Bretz, ces immeubles r\u00e9sidentiels \u00e0 Bettembourg font actuellement l\u2019objet d\u2019une r\u00e9novation pour le Fonds du Logement. L\u2019ensemble s\u2019organise autour de galeries de circulation ext\u00e9rieures, structur\u00e9es par une trame r\u00e9guli\u00e8re qui d\u00e9finit \u00e0 la fois les fa\u00e7ades et l\u2019acc\u00e8s \u00e0 chaque logement. Ces galeries longent les fa\u00e7ades et offrent un acc\u00e8s ext\u00e9rieur direct aux appartements. Au fil du temps, les b\u00e2timents ont pr\u00e9sent\u00e9 des performances thermiques limit\u00e9es, des espaces de circulation expos\u00e9s et un acc\u00e8s restreint \u00e0 des espaces ext\u00e9rieurs privatifs pour certains logements.<\/p>

Bien que les b\u00e2timents demeurent structurellement sains et que leur usage r\u00e9sidentiel reste inchang\u00e9, le projet s\u2019appuie sur la structure existante en \u00e9tendant et en prot\u00e9geant les galeries afin d\u2019am\u00e9liorer leur usage et leurs performances environnementales. Une nouvelle structure de toiture ind\u00e9pendante prot\u00e8ge les circulations de la pluie et du vent, tandis que l\u2019augmentation de la profondeur de ces galeries permet l\u2019introduction d\u2019espaces ext\u00e9rieurs privatifs pour les appartements situ\u00e9s aux \u00e9tages sup\u00e9rieurs.<\/p>

L\u2019intervention s\u2019\u00e9tend \u00e0 une am\u00e9lioration compl\u00e8te de l\u2019enveloppe thermique. Les fa\u00e7ades sont retravaill\u00e9es avec une isolation en laine de roche et un syst\u00e8me de bardage ventil\u00e9 en zinc \u00e0 joint debout, am\u00e9liorant \u00e0 la fois les performances et la durabilit\u00e9. Les variations de couleur et de mat\u00e9riau contribuent \u00e0 r\u00e9duire la perception de l\u2019\u00e9chelle des volumes existants, permettant aux b\u00e2timents de mieux s\u2019int\u00e9grer au contexte environnant, caract\u00e9ris\u00e9 principalement par de l\u2019habitat individuel.\nL\u2019isolation de la toiture est renforc\u00e9e avec de la cellulose, les fen\u00eatres sont remplac\u00e9es par des menuiseries en aluminium \u00e0 triple vitrage, et les ponts thermiques sont soigneusement trait\u00e9s dans l\u2019ensemble du projet. Chaque logement est \u00e9quip\u00e9 d\u2019une ventilation double flux avec r\u00e9cup\u00e9ration de chaleur, garantissant une qualit\u00e9 d\u2019air int\u00e9rieur constante et une meilleure efficacit\u00e9 \u00e9nerg\u00e9tique. Des panneaux photovolta\u00efques sont int\u00e9gr\u00e9s en toiture, contribuant \u00e0 la performance environnementale globale du projet.<\/p>

R\u00e9alis\u00e9e en site occup\u00e9, la r\u00e9novation se d\u00e9ploie \u00e0 travers une s\u00e9rie d\u2019interventions pr\u00e9cises qui am\u00e9liorent le confort, la protection et les usages du quotidien. En s\u2019appuyant sur la structure existante, le projet prolonge la logique de l\u2019ensemble d\u2019origine, lui permettant d\u2019\u00e9voluer tout en restant ancr\u00e9 dans son identit\u00e9 initiale.<\/p><\/div><\/div>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t
